South Carolina 2018 Building Codes: In Effect January 1, 2020

On August 22, 2018, the South Carolina Building Codes Council adopted the latest editions of the mandatory codes referenced in S.C. Code Ann. §6-9-50 (1976, as amended), along with modifications to these codes and appendices. The updated mandatory codes, including modifications, must be enforced by all municipalities and counties in South Carolina beginning on January 1, 2020. Therefore, modular plans and label applications received after this date must conform with the mandatory codes listed below:

2018 International Building Code with SC modifications; or 2018 South Carolina Building Code
2018 International Residential Code with SC modifications; or 2018 South Carolina Residential Code
2018 International Fire Code with SC modifications; or 2018 South Carolina Fire Code
2018 International Plumbing Code; or South Carolina Plumbing Code
2018 International Mechanical Code with SC modifications; or 2018 South Carolina Mechanical Code
2009 International Energy Conservation Code
2018 International Fuel Gas Code with SC modifications; or 2018 South Carolina Fuel Gas Code
2017 National Electrical Code (NFPA 70) with SC modifications

The latest edition of ICC/ANSI A117.1, Accessible and Useable Buildings and Facilities is adopted by the Accessibility Act, S.C. Code Ann. § 10-5-210 et seq., and is mandatory for use in all municipalities and counties within the State.

Print and PDF download versions of the 2018 South Carolina codes are available for pre-order from the ICC website and will be available in early February 2020.

Updating information

The Council has noticed that a few modular manufacturers have changed Third Party Inspection Agencies without notifying Council staff. Please remember that state law requires you to report any and all changes concerning your license to the Council within 10 days. This includes a change in contact information or a change of Manufacturer’s Representative. Please confirm that the Council has the correct information.

All applications and forms were updated in 2019. Please be sure to use the updated applications and forms from the website when submitting anything in paper form to the Council.
