Notice of Intent to adopt new Mandatory Stade Code and Georgia Amendments, Effective January 1, 2025.
The State Codes Advisory Committee (SCAC) met on July 25, 2024. The SCAC recommended that the Department of Community Affairs (DCA) Board adopts the 2023 National Electrical Code (NEC) with no amendments and the 2025 amendments to the 2018 International Building Code (IBC). The Notice of Intention to Adopt, Synopsis, and proposed Georgia Amendments are available for review on the Georgia Department of Community Affairs website (Link Below).

Please find the following link to the house bill (HB 1008). The new Georgia bill allows factory-built One- and Two-Family Dwellings to be constructed on a permanent chassis. The requirement for units to be affixed to a permanent load-bearing foundation remains. The bill is effective on 01-01-2021. (more…)
The State Codes Advisory Committee (SCAC) met on January 30th, 2020. It recommended that the Department of Community Affairs (DCA) Board adopt the 2018 International Property Maintenance Code (IPMC) with Georgia Amendments, the 2018 International Existing Building Code (IEBC) with Georgia Amendments and 2020 National Electrical Code (NEC) with no Amendments. On January 1, 2020 new mandatory State Minimum Standard Codes went into effect. The new codes include the 2018 I-codes with the exception of the 2015 International Energy Conservation Code (IECC) . New Georgia State Amendments associated with the codes versions were also adopted. This code update included the 2018 International Fire Code (IFC). The Georgia Office of the Safety Fire Commissioner updated their rules to reflect new editions and modifications of the codes comprising the ‘Rules and Regulations for the State Minimum Fire Safety Standards (120-3-3)’. As you may be aware, late last year Congress extended the $1,000 tax credit for each ENERGY STAR home completed through 2020 and made the credit retroactive to include homes completed in 2018 and 2019. During this period, we launched Version 2 of the ENERGY STAR requirements. SBRA is currently developing program rules that will apply to Version 2 homes. Please be aware of the definition and egress requirements of a habitable attic as it relates to dwellings built from the 2012 IRC. The 2009 and 2015 IRC verbiage is similar and still applicable. Attics that meet the size and ceiling height criteria of the “Habitable Attic” definition in Chapter 2 are considered habitable. This is applicable to finished and unfinished spaces. Habitable attics require a vertical access and emergency escape and rescue opening. Vertical access can be a fixed internal stair, ramp, or exterior stair. (more…)
